Yearly Termite Inspections

     It is easy to forget about termites. Most of the time a homeowner will not see them until significant damage has occurred. If you have a current termite contract, then more than likely the company you are with inspects your home at least once a year. If you do not currently have a termite contract then I would highly recommend getting one, especially if you live in North Carolina.

Issues with out of state mortgage companies and the N.C. wdi report

    North Carolina is one of only a hand full of states that has it's own WDI report form that was created and is regulated by the state. So every now and then you will have an issue come up when dealing with out of state mortgage companies, where they will say you have to furnish the npma 33 form. You will often hear them say things like this is a VA, HUD, or FHA loan and they require this form. That statement is true in most cases, but in North Carolina it is not the case and the underwriter may not be aware of that fact. In North Carolina the only form that can be issued is the wdi-100. This form was created by the N.C. dept. of agriculture and it is strictly regulated by the structural pet control division. Pest control companies in N.C. are not allowed to issue the npma-33 form, it is even against the law for us to issue this form as an attachment to the wdi-100. If you run into this problem don't worry I will give you the information you need to get it handled properly. If you encounter this you may need to speak directly to the underwriter and furnish them with this information.

V.A. Termite Inspections in North Carolina

   We get asked about V.A. termite inspections all the time. Since our home office is located in Fayetteville, N.C. this is probably no surprise. Fayetteville is adjacent to Ft. Bragg so the majority of reports we issue are for VA loans. So I thought I would put this post up to help someone out if they were looking for info regarding the termite inspection they need before buying a home, with VA financing.

Pest Control related issues in some of Raleigh's older homes

   Yesterday I did a termite inspection on a home in the raleigh area that was over 80 years old. Homes this old are not unusual in the Raleigh area but at the same time they are not your typical termite inspections either. One of the first things I think of when I go to inspect one of these homes, besides how beautiful and unique many of them are, is that the range of wood destroying insect evidence I am likely to see increases. This particular house had a few issues. I found active termites in a couple diferent areas, the moisture level in the crawlspace was high and I found active Powder beetles in several floor joists. Powder post beetles can infest newer homes also, but I see them alot more often in older homes.

Termite inspection advice for new homeowners

  When buying a new home, you may think you dont have to worry about termites since you just recently had an inspection. This is not the case at all. The truth is no matter how thorough the Pest Control company was during the inspection, the only thing they are looking for is visual evidence of termites. Termite infestations are often completely hidden and may not be visible until swarmers emerge, or damage is uncovered. The first thing you should do is find out if the house was contract with the previous owner. If so, often times you can transfer the contract into your name at little or no cost. If not, I would suggest calling a few pest control companies to give you an estimate. Most pest control companies offer free estimates.
